{a new home}

Mantra to myself: Take a deep breath. Focus on what needs to be done right now.

Oh my goodness, I think we bought a house today!

After a bit of negotiation on both sides, our offer was accepted. If everything looks good during the inspection, we will be closing on March 17.

I am very excited about this house. A great deal of research went into choosing the location (Farragut) and the house itself is a great fit for our family at this time. Some of you know that we were trying to decide between two houses, one self-nicknamed "the charmer" and the other "the big house."

The charmer was over-the-top adorable. Architectural details that you just don't see too often, exposed brick in the kitchen, a nursery addition to the home that made my jaw drop, amazing curb appeal on a cul-de-sac, a sunny enclosed sunroom.......the list goes on and on. The house was even featured on HGTV. It was in our price range in the school district we wanted. Walking through the house, I thought there was no way that we would not be making an offer.

Then I got a little smarter. Although it was probably the most charming house I've ever been in, we would have been downsizing to move into it. It is 700 square feet smaller than our current house. It has almost no storage. It has no space for guests. The boys would have needed to share a room. After lots of thought and discussion, Ben and I agreed that the house would have been perfect for us a few years ago and will be perfect for us in about fifteen years, but for now, it's just not the right fit.

The "big house" is a great house too. While I will admit that I didn't have the same love-at-first-sight gut reaction to it, the bones and space are terrific and I know we can make it our own. It is a 3800 square foot house with 5 bedrooms and 3 bathrooms. Upstairs it has an office, a completely updated kitchen, a laundry room, a dining room, a living room, three bedrooms, and a bathroom. Downstairs it has a family room, a small kitchen area, two storage rooms, a guest bedroom with full bath, and a huge playroom/craft room. It sits on a corner lot and has a big fenced in backyard with lots of mature trees. It is freshly painted with great hardwood floors in the main living areas and new carpet in the bedrooms and basement. With a little bit of time, I am 100% confident that Ben and I can make it perfect for us.

We have movers coming this afternoon to estimate the size of truck we'll need and set up the moving date.

Have I said how quickly this all feels as if it is moving? ;)

So exciting! It really is moving quickly but think about how really crazy you would be if it wasn't! Will you share the link the link to the house? I love living vicariously :-)
